Why a pack instead of just asking

Ask an AI a lazy question, get a Wikipedia answer.

The difference between useless and dangerous-good is the brief. Every prompt in this pack assigns a role, demands your real numbers, specifies the output, and tells the AI what it is not allowed to make up.

What most people type

"How do I buy a house with no money down?"

  • Six generic strategies you already read on Reddit
  • No offer terms, no numbers, no documents
  • No idea which one fits the seller in front of you
  • Confident tone, zero accountability
Prompt 16 — The Three-Offer Stack

"...Using these deal facts — value [VALUE], asking [ASKING], loan balance [BALANCE], motivation [MOTIVATION] — build three simultaneous offers: a low cash offer, a higher price on terms, and a hybrid. For each, show the seller's net proceeds, timeline, and risk, and my cash required and return. Then write the exact words I'd use to present all three..."

  • Three real offers with the seller's net on each
  • The script for presenting them in the right order
  • How to answer when they reflexively pick cash
  • Your walk-away number, decided before the call
What's inside

Eight stages. Fifty prompts. One deal, start to finish.

The stages run in the order a deal actually happens, so the pack doubles as the process itself. Stuck on financing? Open Stage 02. Seller went quiet? Stage 06.

PROMPT 09 · Stage 02 — Zero-Down Structuring · Use when: a seller has an existing loan and little equity

Every prompt ships with a “use when” line, bracketed variables you fill in, and a built-in instruction telling the AI to flag what it can't verify.

Fit check

Built for one specific person.

You have hustle, not capital.

You want to do deals and you don't have $50,000 for a down payment. Creative structures are the whole point of this pack.

You're already wholesaling.

You want faster seller scripts, defensible MAO math, and a dispositions sprint that moves a contract in a week.

You're a landlord or flipper.

You want to acquire the next one with terms instead of cash, and underwrite it before you fall in love with it.

You use AI badly and know it.

You've been typing one-line questions into ChatGPT and getting one-line-quality answers back. This fixes the input.

Not for you: passive investors.

If you want to hand money to someone else and wait, this pack asks for work you're not looking to do.

Not for you: get-rich-quick.

There's no button here. The 90-day plan assumes fifty conversations before your first contract.

FAQ

Straight answers.

Which AI do I need?

Any of them. ChatGPT, Claude, Gemini, or Copilot — free tiers included. The prompts are plain text with no plugins, no API, and nothing to install. If your AI has web search, turn it on for anything about your local market or state law.

I'm brand new. Is this over my head?

No. Each prompt tells the AI to explain its reasoning, and the pack opens with a four-step setup and four rules for not getting burned. Start at prompt 50 — the 90-day plan — and it will tell you which week to run everything else.

Is this legal advice?

No, and the pack says so repeatedly. Wholesaling disclosure, foreclosure-rescue, and seller-financing rules vary by state and several states have tightened them recently. Stage 07 is built to get you organized before you sit down with a local attorney — it doesn't replace one.

Won't AI just make things up?

It will if you let it. That's why prompts that touch comps, market data, or law explicitly instruct the AI to use only the data you paste, to show its math, and to say when it doesn't know. Bonus prompt B03 audits any answer before you act on it.

How do I get the files?

Instantly. Checkout sends a download link by email, and you can re-download any time from your library. Updates are free — when the pack grows, your copy grows.

Can I use these with clients or resell them?

Use them in your own business as much as you like, on unlimited deals. You can't resell, repackage, or redistribute the pack itself.

The next deal starts with one conversation.

Fifty prompts, three formats, seventeen dollars. Open it tonight, run prompt 38 tomorrow, and have a structured offer in front of a seller by the weekend.
